ALTA/ACSM Land Title Surveys
This type of survey involves a national standard that incorporates a higher level of precision, procedure, and professional service. The program was initially created by the American Land Title Association (ALTA) in cooperation with the American Congress on Surveying and Mapping (ACSM). Because of varying minimum technical standards from state to state, they saw the need for a national standard to protect lenders and buyers from potentially substandard work.

Commonly referred to simply as an "ALTA", certain procedures are required to bring about a quality finished product. Among these procedures is a requirement that the findings of the title search be provided to the surveyor, and that all potential exceptions to the title policy are addressed on the survey. Associated with the ALTA process is a uniform format to add additional information that may be specific to the buyer, the buyer's use of the property, local zoning requirements, or the lender. These additional items are contained in Table A of the ALTA specifications and are typically items that are not otherwise required by state or local standards. They can include such items as topography/contours, building height, exterior structure dimensions, setback lines, parking space inventory, and aerial photography overlay.
